Average Days on the Market until Sold - 65
Average Days on Market previous 12 months - 61
Average $ per Sq Ft - $589/sq ft
Number of Transactions last 12 months - 2923
Currently properties are averaging 65 days on the market before they sell, which is significantly longer than historical averages. These conditions constitute a "balanced market" where neither buyers nor sellers have a distinct advantage, as opposed to the sellers market we have been in for the past 7 years. Even with interest rates currently above 7%, homes are still selling everyday. Interesting phenomenon... "Golden Handcuffs": many sellers feel locked into their current homes due to their low, pandemic-era interest rates and wrestle with the idea of selling/moving.
