Camarillo's General Plan update describes Camarillo Heights as hillside residential land sitting just north of the city's flatlands. On the plan's map, Las Posas Road and Camarillo Premium Outlets sit on the low ground below those hills. This fall, the Ventura Boulevard frontage below the Heights is adding stores and restaurants faster than it has in a long time. The openings are also bunched close together. Five dated openings and events fall between Thursday, Oct. 15, and Friday, Oct. 30. Over the same weeks, the city has warned of extra heavy-truck traffic on Las Posas Road.
When something opens matters as much as what opens, and the dates are already public.
The Camarillo Caller reported in August that three of the biggest names in Camarillo's fall openings would arrive within about two weeks of each other. More dates have been announced since then. Here is the October calendar in order:
Three of the five dates are Fridays. The day after Costco opens is Saturday, Oct. 31.
The outlet property has two parts, Main Court and The Promenade, and this fall's openings split by type. Main Court is getting the retail headliners: POP MART, The Coffee Bean & Tea Leaf next to Banana Republic, and eventually Sephora. Sephora's spot is also next to Banana Republic, and in August its windows already had "coming soon" graphics.
Most of the new food and treats are going into The Promenade. Texas Roadhouse joins Finney's Crafthouse there, and the Star reports the restaurant will employ 220 people. A few doors away, It's Boba Time is opening a second location in Suite 1201, next to Toys"R"Us. The chain already runs a shop in Main Court. Toys"R"Us has window signs for Geoffrey's Candy Café, named after the retailer's giraffe mascot.
Two chains, It's Boba Time and Perfumania, are each opening a second store inside the same property. That changes the Promenade side of the center. With a sit-down steakhouse, a second boba shop and a candy café all near one another, that half now offers more reasons to stop by than shopping. For anyone living just uphill, that likely means more evening activity at the Promenade end, starting Oct. 19.
Some of the fall changes are announced but not pinned down. Sources disagree on these, or their dates have already passed without confirmation:
Construction and new stores aren't the only source of extra traffic. On Sept. 21, the City of Camarillo announced that Pacific Rock Mine, in unincorporated Ventura County near Camarillo, would temporarily extend its operating hours. The mine is supplying rock, aggregate and riprap for emergency coastal repairs in Malibu, tied to the Palisades Fire burn scar along Pacific Coast Highway and to a sinkhole in the city. The city's notice explains the schedule:
Trucks will typically operate from 6:00 a.m. to 10:00 p.m., Monday through Saturday. There will be no Sunday operations.
The notice lists Las Posas Road as one of the truck routes, along with Pleasant Valley Road and Highway 34 on Lewis and Hueneme roads, all leading to Highway 1 toward Malibu. The schedule could start as early as Tuesday, Sept. 22, and is expected to run through Dec. 15, 2026. The city also says no additional blasting or mining will take place during the extended hours. Questions go to John Novi, planning manager with the Ventura County Planning Division, at 805-654-2462.
Compared with the opening calendar, the truck schedule covers every October opening and keeps going for about six weeks after Costco opens. The trucks run Monday through Saturday, so Sunday is the one day this fall when Las Posas Road has neither the extra trucks nor a scheduled grand opening.
The extra trucks are scheduled to stop in mid-December, but more work on Las Posas Road is already planned. The city's Las Posas Road Phase 1 project covers the stretch from Arneill Road to Lewis Road and SR 34. It includes sidewalk, curb and gutter, irrigation and tree work, with traffic control in place. Bids opened Sept. 3, 2026, and construction is expected to start in January 2027.
The larger project is at the Las Posas Road and Ventura Boulevard intersection, the corner right next to the outlets. The city's project sheet for the bridge replacement there shows design through fiscal year 2026/27 and an estimated construction window from FY 26/27 through FY 28/29. A city press release in April 2024 targeted a late-2026 construction start, pending funding. The newer project sheet replaces that date, so this bridge is a multi-year project with no fixed start yet.
Taken together, the timeline runs like this: the openings bunch up in late October, the trucks stay through Dec. 15, Phase 1 roadwork follows in January, and the bridge project comes after that. The corner of Las Posas Road and Ventura Boulevard is getting new businesses and new roadwork during the same few years.
Openings like a first-in-the-county restaurant, a second store from a chain already on site and a long-awaited Costco can affect how buyers view the homes closest to them. If you live in Camarillo Heights and want to know how your home compares as the area below the hill changes, The Carolan Group can put together a current, comps-based estimate for your street.
